Is he just being friendly or could he be interested

For a while now I have wondered if my neighbour might be interested in me. We had a conversation the other day and he was asking if my ex was still settled in his relationship and I said yeah he’s engaged and has a new baby now. He sometimes mentions a girl he is seeing but never seems sure about them as he will say things like “I’ll see how it goes” he will also do things like show me pictures on his phone and stand really close. Whenever we talk he really stares deep into my eyes. He made a point of telling me some girl messaged him but he wasn’t interested and told her he was busy. It’s the asking about my ex and making a point of telling me he’s not sure if it’ll last with the girl he’s seeing that makes me wonder. He could just be really friendly though. He’s always the one to initiate conversation too
